Forma is a complete solution to install a Garden Room, Garden Suite or Laneway Suite in your home.

Site Visit assessments, permit preparation, permit fees, utility connections and installation costs are all included in our fixed price.

Regarding the actual building, your FORMA build will be INSTALLED with exterior & interior finish clad surfaces with fixtures planned in the appropriate locations.

Costs that are not included would be any variables in site work to prepare your property (ie. old structures demolition, tree removal, grading) and utility upgrades at the main dwelling (ie. 200 AMPS on your main panel).


How long does it take to get my outdoor structure built?

The approximate time it takes for us to install your build depends on the project & scale requested. For the standard FORMA Studio Product it will take 30 days.This includes all site work and assembly of your FORMA Studio.


What warranties does FORMA provide?

Each of our Standard Forma Builds HAS A WARRANTY. The roof, envelope and siding each have 10 year warranties.

Our Garden Room kit options will have the warranty guarantee that the kit provider provides with the model you choose. Usually this is a 3 year warranty.


What is included in Site Preparation?

Site work begins with surveying your property, locating your existing utilities and submitting a permit. Once we have approvals from your municipality, we can begin the next stage of work which includes; pouring the concrete foundation and connecting your utilities from your principal home (sewer, electrical, gas and water lines).


What can I expect during the assembly process of my FORMA?

Our construction teams are professionals that have been expertly trained to assemble yourFORMA. If any problems arise, you can always contact your Project Manager guide who will answer any questions or concerns you may have right away.


Does my backyard qualify for FORMA

Most municipalities in Ontario have passed by-laws that allow for an "ADU" (accessory dwelling unit) in the backyards of single family home lots (detached, semi-detached and townhomes).

Note our FORMA Product has been designed with this in mind. It falls under the height restrictions & 108 sq ft area allotment.

We are also available for larger Custom Builds & Garden Room kits that fall into the permit threshold.

Do I need a permit to install my FORMA?

Apart from the FORMA STUDIO Product & some of the Garden Room kits (No permit required under 108 sq ft) - yes you will need a permit. Once we have a signed proposal - we will prepare and submit a building permit on your behalf.

How much does permitting cost?

There is a cost to prepare the permit application and an additional cost for the actual permit. The good news is that BOTH are included in our FORMA price.

How long does it take?

Because we have the Standardized FORMA models - building department staff become familiar with our product. This tends to expedite permitting significantly.

Custom Builds could take 4-6 months for permit approval.

Who manages the contractors that complete the work?

FORMA BUILD will manage all of the site prep, utility connections and the assembly of the build. We’ve designed this process to be orderly, minimizing disruption to our client’s principal house and life.

Are there variances in the installation price?

As every house is different - there may be some small variations (both higher and lower) in price depending on the:

  1. Location of the build in relation to the principal home
  2. Location of the utilities
  3. Tree or structure demolition
  4. Subsurface unforeseen like old concrete pads or Asphalt
  5. Limited site access

After our team completes a site visit and feasibility assessment, we will provide a set price on the installation excluding the variables as forementioned. This set price will be reflected on the proposal agreement.

Is the price of my build fixed?

Yes! We pride ourselves on offering a FIXED price to all of our customers for the actual build of the choosen model. Once we have reviewed your particular backyard, we will offer a single price for the build process. Our prices are fully transparent. Variances or unforeseens in existing site conditions listed above will be considered change orders & will be listed in the contract.

  • 10% is due on signing the PROPOSAL.
  • 20% is due submitting your PERMIT APPLICATION.
  • 20% is due at the beginning of SITE WORK - Demolition & excavation.
  • 40% is due on the first day & after the concrete foundation is complete and ASSEMBLY BEGINS of your Forma Unit.
  • 10% on COMPLETION & FINAL WALKTHROUGH.

Does the stated price include everything?

Once we have reviewed your property, we will offer a set FIXED price for your property in your proposal. That price is inclusive and final apart from the VARIABLES listed above in existing site conditions & REQUESTED UPGRADES throughout the project which will fall under CHANGE ORDER LINE ITEMS.
